About

Claire is a non-contentious construction and engineering lawyer with over 20 years' experience across a wide range of transactions.

Claire acts for both private and public sector clients and regularly drafts, negotiates and advises upon all forms of construction documentation including standard form and bespoke building contracts, professional appointments, collateral warranties, performance bonds and parent company guarantees.

She has experience across a wide range of sectors including industrial, student accommodation, retail, mixed use, aviation, consumer chemicals and manufacturing.

 

EXPERIENCE

  • Acts as the construction lead for a large investor client in relation to all legal aspects of their wide portfolio of multi-let and light industrial properties across the UK. Provided all aspects of construction support on a number of acquisitions of both ongoing and completed developments. 
  • Also acted in relation to a number of forward purchases/developments including a forward purchase of 3/4 unit industrial park forming part of a 57 acre former water treatment works with a value of circa. £30m. Claire prepared and negotiated the development funding agreement and reviewed, negotiated and agreed the various ancillary documents which included an agreement to enter into the development agreement, the full suite of construction documents (which also included documents for plateaux works and infrastructure works) and the sale and purchase agreement. 
  • Acted on a significant extension to an existing exhibition centre with a value of circa. £70m, which was procured on a two stage basis. In addition to the pre-construction services agreement, Claire was responsible for drafting and negotiating the appointments of the professional team, using a variety of long and short forms, including deeds of novation and negotiating and agreeing sub-consultant collateral warranties (and reviewing underlying documents), an early works contract and the subsequent building contract and various forms of security.
