Rachael Jones advises on a broad range of real estate portfolio matters and has experience in all aspects of commercial real estate litigation and dispute resolution including landlord and tenant, lease renewals, rent review, dilapidations claims, forfeiture proceedings, contractual disputes relating to land and nuisance issues and complex insurance matters.

Rachael is a highly regarded advisor to a number of significant pension funds, banks, institutional investors and corporate occupier clients of the firm and spends time in both the Liverpool and Manchester offices of the firm.

Rachael is editor of Real News, DLA Piper’s quarterly publication to UK clients and contacts of the firm on current real estate matters. Rachael also regularly gives seminars to clients and intermediaries and also provides tailored training to key clients of the firm.

EXPERIENCE

  • Acting for a corporate occupier client in a claim for a significant refund of rent under the rent cesser provisions in a lease following a major terrorist attack.
  • Advising a tenant on its dilapidations liability under a lease of a large site where the amount claimed by the landlord is in excess of GBP5 million.
  • Advising Universities Superannuation Scheme on the consultation procedures required by the Service Charges (Consultation Requirements) (England) Regulations 2003 in relation to a landmark London property.
  • Acting for St James’s Place UK Plc in successfully defending claims for injunctive relief brought by two tenants in relation to the redevelopment of common parts of an out of town retail shopping park.
  • Advising a pension fund client on opposing renewal of a lease of a supermarket on grounds of redevelopment.
