DLA Piper advises QTS Data Centers on Prince William Digital Gateway proposal and rezoning efforts
DLA Piper advised QTS Data Centers (QTS), a leading provider of data center solutions, on the country’s largest data center master planning and rezoning effort in Prince William County, Virginia.
The Prince William Digital Gateway is a 2,100-acre master planned, world-class data center campus, with QTS having taken lead and securing 900+ acres of this corridor with 10,000,000 ft. of data center development potential, to be developed over the next 10-14 years.
Following a record-breaking 27.5-hour hearing, the Prince William Board of County Supervisors approved the rezoning, clearing the way for the project.
Over the last two years, DLA Piper’s real estate, zoning/entitlement team has worked with QTS leadership to reimagine and re-draft the Prince William County, Virginia Comprehensive/Master Plan. The DLA Piper team pursued the rezoning/entitlement process throughout 2023, overcoming major opposition and challenges, including a series of denial recommendations from the local planning staff, a 22.5-hour Planning Commission review, and the Board of County Supervisors public session which featured over 400 speakers.
