Sam is a Real Estate Litigator, with a practice that covers all areas of commercial real estate litigation as well as some residential aspects. He has experience at various levels of the court and tribunal system, including the Court of Appeal and First-Tier Tribunal.

He enjoys working collaboratively with his peers as well as having particular experience in advising clients in relation to redevelopment projects, lease renewal proceedings, rights of way, rent reviews, rights of light and enfranchisement as well as general landlord and tenant matters.

Sam acts for a broad and established range of clients, including National Highways Limited, HS2 Limited & Oval Real Estate Limited on both contentious and non-contentious issues as well as previously working for most high street banks, major shopping centre owners and large established developers.

EXPERIENCE

  • Advising a national utility provider on its ability to access land pursuant to easements or code rights where the landowner restricts access.
  • Advising an institutional tenant in relation to a service charge dispute whereby the tenant had been incorrectly charged service charge for in excess of 10 years.
  • Acting for a FTSE 250 wholesale trade supplier on its portfolio of approximately 1,000 units which included advising on a contested lease renewal where the yearly rent in dispute was approximately GBP3m per annum.
  • Acting for a range of established clients including high street banks, shopping center owners and a large shed occupier, in relation to all property litigation aspects of their real estate portfolios, both from a landlord and tenant perspective including opposed and unopposed lease renewal proceedings, dilapidations, adverse possession claims, title issues, boundary disputes, and trespasser possession claims.
  • Advising on a number of redevelopment projects including, most recently, a proposed GBP1bn project in London which would involve the creation of two new parks, around 2,000 new residential houses and 18,000sq/m of commercial space.
